Listing

Now the house has been prepared and it’s time to get it sold.  Your agent should have a marketing plan, customized for your home.  There are many ways to market a house.  The MLS is one of the most powerful.  Social media is also a very useful tool and becoming more and more effective for targeted marketing.  Also, yard signs, agent to agent communication, home search websites, brochures, flyers and open houses will all be tools used in marketing your property. The goal here is to get your home in front of as many qualified buyers as possible.

 

 

Handling Offers

When you receive and offer your agent will review it with you highlighting key points that are important to you as the seller. The very first thing your agent will do is insure that the buyer is qualified to secure financing.  After that, some of the key points are dates and deadlines, offer price, contingencies, any additional provisions, what is expected to stay with the home (inclusions) and title conveyance information to name a few.  Once an offer is received you basically have 3 options.  You can accept the offer as it is, you can counter back with alternative terms, conditions, price, etc.…or you can reject the offer.  Your agent will assist you in working through all offers received and help you decide the best course of action. 

 

 

Negotiations

Often, as a buyer moves through their due diligence of a property, issues can arise.  This is where your agent and you may have to negotiate to keep the transaction moving forward.  Problems can come up during the general inspection that include appliances, landscaping, roof problems, plumbing, sewer line, radon levels, furnace or AC updates, water heater, etc... Also, appraisal, title work and surveys can cause points of further negotiating. Your agent should understand the intricacies of these negotiations and be able to help you find a win-win situation.  Negotiating to sell is the goal.  It is good to be fair and keep an open mind during this process.
